1) Keep credit clean. Insurers believe consumers with good credit scores tend to keep up their homes, says the Insurance Information Institute.

2) Opt for a higher deductible to avoid smaller claims that might give the insurers reasons to cut them. Consider a deductible of at least $500. If the buyers can afford to raise it to $1,000, you could save as much as 25 percent (25%) on premiums, the Institute says.

3) Obtain a comprehensive loss underwriting exchange (CLUE) report from sellers. Sellers can contact Alpharetta, GA.-based ChoicePoint (www.choicetrust.com), which compiles information on insurance claims, businesses, and more, at 866-527-2600. Reports cost about $8.

4) Seek Insurance quotes and information early and do not wait until the day before you are ready to close on your home.
